Little Italy’s newest mixed-use development will house an assortment of local and out-of-town eateries; AV8, which recently grand opened on Kettner Boulevard, spans 129 luxury apartment units and more than 7,800-square-feet of retail space. Sharing the ground floor with the just-launched F45 Fitness gym will be Los Angeles transplant Zinqué Restaurant & Wine Bar, whose locations in Venice, West Hollywood, and Newport Beach serve a European menu at brunch, lunch, and dinner that ranges from quiche and panini to cheese and charcuterie, whole grilled fish, and steak frites. Zinqué’s nearly 3,000-square-foot space will sit at the corner of Kettner and Hawthorn.

The Urban Strategies Group of Flocke & Avoyer, which represented the landlord in leasing the spaces, also signed up local favorite SuperNatural Sandwiches for its fifth location. The 1,500-square-foot space will launch later this year with its signature seafood sandwiches as well as new menu items and beer and wine. The second outpost for Bobboi Gelato will land in a 900-square-foot spot at the corner of Kettner and Ivy. Due in February, the gelateria was founded in downtown La Jolla in 2014 and combines the traditional gelato techniques of Italy (its owners attended the Università del Gelato of Carpigiani near Bologna) with organic California produce. Offering an array of gelato and sorbet, its popular flavors include vegan pistachio, charcoal vanilla with activated carbon, dark chocolate sorbet, pomegranate, and fig.
